Zoning: Permits solar or utility-scale energy
Covenants: No restrictions preventing arrays
Land Price: $500–$1,500/acre/year market-aligned
Federal Incentives: ITC + REAP eligibility
Community Support: No opposition history
Dual-Use: Opportunity for agrivoltaics or wildlife
